When renovating theaters, I think it’s important to remember the non-performance related spaces just as much as the performance space. The facilities and their condition can greatly affect the reviews and function of the theater. Firstly, nice restrooms can make or break what a patron thinks of the theater; in all of the grandeur of the stage space, one expects a clean and functioning bathroom at the very least, preferably one that matching the grandeur of the main area. Dressing up to “go to the theatre” and then using a gas station style bathroom will not bode well for the theater. If the facilities are comfortable along with the theater being beautiful, customers will return, which is exactly what Onesti hopes for with Arcada. If 68% of attendees are returning customers, that almost guarantees that 68% of every show will sell out. The higher that number is raised, the higher the guaranteed profit. Second, the HVAC space is just crucial to keeping the space comfortable, just like the restrooms. If the air conditioning and heating is always functioning and always consistent, the more inviting the theater will be and the more customers will want to keep coming back.
